I have the resources to find these properties and I have found some already. These would be properties already stabilized with good occupancy and high cash flow.
I also have the software for crunching all the numbers to verify cash flows based on actual fincancials, not on pro-forma figures. This is a serious inquiry and it could be very profitable for an equity investor or principal partner who will cover the down payment on properties and initial cash reserves.
If a grant is available for such purposes then great. So far all I have seen are grants for low income housing in the multifamily market.
